  • 1. Do I need to obtain building consent for my renovation?
    Building consent is required for any work that impacts the structure or weather tightness of a building. This includes, but is not limited to, tasks such as removing load-bearing walls, demolishing structures, making additions or alterations, changing cladding, constructing decks higher than 1.5 metres, adding swimming pools, or modifying bathroom layouts or plumbing. However, Schedule 1 of the Building Act outlines certain ‘low-risk’ works that do not require building consent. It is essential that such work complies with the building code and is performed by a qualified tradesperson.
  • 2. Can we make changes to the plans or design after signing the contract?

    After signing the contract, you have engaged us to carry out your renovation project. While major structural or weathertightness changes may require an amendment to your plans, minor modifications, such as adjustments to window sizes or bathroom layouts, can generally be accommodated during the project by our team and the council.

  • 3. What is a Code Compliance Certificate?
    A Code Compliance Certificate (CCC) is issued by the local council upon completion of your project, confirming that all work has been finished in accordance with the building code. This certificate is applied for following the final inspection and after all necessary documentation from subcontractors and suppliers has been submitted. The CCC may be required for financial or insurance purposes, and it is crucial for the sale of your property. We manage this process on your behalf to ensure you receive this important document.
  • 4. When should we engage or find our builder?

    Engaging a builder early in the process is advisable. An experienced builder can provide an estimated price based on initial concepts, potentially saving you money. A strong relationship between your architect, builder, and yourself contributes to a smoother project.

    That said, many builders are also prepared to begin work once building consent has been obtained. If you prefer to navigate this process independently, you may do so, but we recommend finding a reputable builder to assist you through the consent process.

  • 5. Do you offer design and build packages?

    Yes, we offer design and build packages. We collaborate with skilled architects and designers to ensure successful project completion. After our initial discussion about your project ideas, we arrange a site meeting with our architects. We facilitate communication between you and the architect, clarify design details, and provide guidance on budget and timelines to achieve the best results within your budget.

  • 6. How long will my renovation take?

    The duration of your renovation depends on the scope of the project. Smaller renovations, such as a bathroom or kitchen update, may take a few weeks. Larger projects might extend to 8, 10, or even 12 months. Before commencing, we will outline the expected timeline for each stage of the project and maintain regular communication to keep you informed about the schedule and progress.
